Our STory

Founded in 2023, Small Home Communities Inc. began with one goal: to deliver attainable, high-quality housing in places where demand is rising but supply is limited.

Our first proposed community, Small Meadows in Kincardine, Ontario* brings Canadian-made modular homes to an area experiencing housing pressures from a growing workforce and limited supply of new construction. The development combines attainable homeownership with rental housing, creating a more complete mix of options to meet local needs.

Kincardine is a natural starting point for this work. It’s a thriving community with a strong local workforce and a clear need for more attainable housing choices. Our approach is rooted in partnership, working with local trades, service providers, and suppliers wherever possible to support the surrounding economy and ensure each project reflects the character of the community.

We plan to thoughtfully replicate this model in other Southwestern Ontario communities where similar needs exist, always with a commitment to working with local businesses and service providers.

We believe attainable housing should be well-built, thoughtfully planned, and part of a connected neighbourhood. Our goal is to create homes that offer value and stability for residents, while helping Southwestern Ontario communities grow in ways that are practical, sustainable, and built for the long term.
