Our flagship development, Small Meadows Community, is currently in the approval process. Planned as a land-lease modular community, it will introduce new attainable housing options to a region where demand continues to grow.
About the Site
The property is 3.8 acres in size, located just steps from the shores of Lake Huron, ideally located by Kincardine’s trails, schools, parks, and shopping. The land was the longtime home of the Small family, who built the farmhouse that still stands on the property. Today, that newly renovated five-bedroom home continues to be rented out while plans for the larger community move forward. The name Small Meadows honours both the family’s history and the smaller-footprint modular homes planned for the site.

A mix of ownership and rental homes designed to suit different stages of life
Several home models to choose from, ranging from compact studios to multi-bedroom layouts
Community amenities, such as a garden and shared green space
Canadian-made modular construction by HCS Contracting in Cambridge, Ontario
Renderings and further details will be available in the coming months. We will continue to share updates as the project moves through the approval process.
Looking Ahead
Small Meadows Community is just the beginning. From here, we plan to bring this model to other Southwestern Ontario communities that share the same need for more attainable housing.
