What does it mean to own a home but lease the land?

In our communities, you own your modular home while leasing the land beneath it. This split helps reduce the upfront cost of homeownership by separating the land from the dwelling.

No. The land-lease structure applies only to those purchasing homes. Rental homes in the same community operate under standard tenancy rules.

The lease agreement will clearly define the duration (term), renewal options, responsibilities, and permitted uses. We will provide the full lease terms before purchase.

Yes, lease fees may adjust over time due to inflation, property tax changes, or other agreed-upon factors. The lease agreement will specify how and when adjustments can be made.

Shared services such as roads, lighting, landscaping, and common areas will be managed by our property management team. Owners and renters will not be responsible for maintaining those elements individually.

Homeowners will receive warranty coverage for defects in workmanship and materials, and structural integrity, per Ontario standards and builder agreements. Details will be shared before you commit.

Lease agreements must comply with municipal bylaws and regulations. All leases are subject to those requirements.
